A homeowners association is an organization that makes rules for those in a subdivision, planned community or in condominiums. Also known as HOA, they collect dues that go towards the upkeep of common areas in the location.</p>
<p>HOA controls what members do with their properties. One example is if you are allowed to paint the walls in your home and if so what colors you are allowed to paint them. Not all HOA’s are strict, so knowing what they expect from you as a member will help you understand what you are paying for.</p>
<p>The fees are meant to preserve the value of your property for a long period of time. The entire area will be well kept, such as the lawn, common areas, pool, and other amenities that come with your homeownership. The fees associated with HOA vary between every membership. <p>You can avoid any unexpected fees by staying involved and knowing everything about your homeowner’s association fees. You can communicate with your neighbors and everyone else involved so that you are aware of any issues that could come up.</p>
<p>If you are not prepared to pay any associated fees that comes with being a homeowner, your long-term expenses can seem to diminish in a short period of time. However, you are paying for your property to be kept in better condition and you also will have amenities that the HOA will provide you with because of those fees.</p>
<p>HOA’s can seem to hurt your bank account but you will benefit from them. You will find that it is easier to pay a monthly or annual fee rather than paying for unexpected repairs and maintenance fees that can add up quickly and catch you off guard.</p>

<p>Tenants have obligations much like that of a landlord. They are expected to pay rent on time, not damage the property, properly dispose of all garbage and getting the landlord’s written permission of any additional occupants or subleasing.</p>
<p>A tenant typically has to put down a deposit before they start to rent a property so that if any damage is done the landlord is able to fix it with the deposit. If the tenant damages the property and the cost is more than the deposit, the landlord can ask the tenant for the remaining amount of money that the repairs cost.</p>
<p>Some issues that a tenant can cause is not paying rent, or not paying rent on time, causing extensive damage, and noise complaints. When a tenant signs a contract they are expected to be respectful to those around them and to the property.</p>
<p>Landlords and tenants can cause many issues during a contract. The good thing is, is that most of the time the issues can be solved between the two parties without having to go to court. However, sometimes going to court for whatever issue can be the solution to the problem.</p>
