Before closing your transaction, we will proceed to “clear” those encumbrances which you do not wish to assume.
Metro Denver Title will issue you an Owner's Policy to insure that you are the rightful owner of your property. Your Owner's Policy will last as long as you have an interest in the property or are liable under warranties of title granted by you in a conveyance deed to a buyer. An Owner's
Policy is a separate insurance policy from the Lender's Policy which guarantees you good title as the owner of the property. The Lender's policy is issued to the lender insuring first lien position of the purchase-money mortgage or subsequent refinances.
